Governing Documents
The governing documents for Meadow Walk Villas include the Master Deed, Articles of Incorporation, By-Laws, the Master Deed Addendum, and the “Pool Rules”.
The Master Deed is the legal document that establishes the development – guidelines for building and living in Meadow Walk Villas. It is filed with the Register of Deeds in Loudon County and is the most important document pertaining to the neighborhood. It is important for every owner to be familiar with this document.
The Articles of Incorporation and By-Laws are essential documents for the Association itself, which is the entity that governs the development. The Articles establish the validity of the HOA with the State of Tennessee. The By-Laws lay the road map for how the Association is supposed to be run by the membership overall and perhaps more importantly how it is run by the Board of Directors.
The Master Deed Addendum is a document that was made a part of the Master Deed by the developer late in 2010. It lays further ground work for the development and the Association and clarifies many issues the original Master Deed did not cover very well.
